Les was very professional, polite and chatty with a great sense of humour. He talked us through the whole service and the outcome, although we are the tenants of the property. I would highly recommend and would use for myself in the future.Posted on Google

Extremely fast service. Booked at night and had the appointment the next day. Great price also with no hidden extras. Les was professional, kind and friendly, I felt very safe with my kids there too. Plus, we have such an awkward shaped house but that didnt deter Les, instead he saw it as a good challenge!Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust. Who Needs a Commercial EPC?
A Commercial Energy Performance Certificate (EPC) — also called a non-domestic EPC — is a legal requirement if you own, sell, let, or build non-domestic property in the UK. We’re Level 4 accredited assessors based in Bournemouth, covering Poole, Christchurch and the wider BCP area.
- Retail units – shops, high street stores, convenience outlets
- Offices – private offices, serviced spaces, co-working hubs
- Industrial buildings – warehouses, workshops, garages, MOT centres
- Hospitality – hotels, B&Bs, pubs, cafés, and restaurants
- Health & beauty – clinics, dental practices, salons, barbers, therapy rooms
- Education & childcare – nurseries, private schools, tuition centres
- Leisure & fitness – gyms, yoga studios, sports halls
- Mixed-use buildings – commercial properties with residential space above
- New builds or conversions – over 50 m² before occupation or sale
MEES and Minimum EPC Ratings for Commercial Property
Under the Minimum Energy Efficiency Standards (MEES), it is unlawful to let or continue to let a commercial property in England and Wales with an EPC rating of F or G. The rules first applied to new leases and have since been extended to existing tenancies, so a property let years ago can still fall foul of them today. Penalties for non-compliance can be substantial.
If your property is rated F or G, or you’re not sure what it’s rated, we can carry out a commercial EPC and talk you through what would realistically lift the rating. Call us on 01202 800658 and we’ll tell you where you stand before you commit to anything.
What Does a Commercial EPC (Non-Domestic EPC) Involve?
A Commercial Energy Performance Certificate (EPC) is produced after a thorough on-site assessment of your business premises by an accredited Non-Domestic Energy Assessor. Commercial EPCs are more detailed than domestic assessments and require a full understanding of how the building is constructed, serviced, and operated.
During the assessment, your assessor will:
Access all areas of the building, including plant rooms, service cupboards, basements, lofts, mezzanines, and crawl spaces. Full access is essential to gather accurate data.
Record the building fabric, including walls, floors, roofs, glazing specifications, insulation levels, and thermal elements. Any architectural drawings, floor plans, or build documentation you can provide will help ensure maximum accuracy.
Inspect all HVAC systems, such as boilers, chillers, air-conditioning units, ventilation systems, heat pumps, ductwork, and controls. The more information you can supply—service logs, manuals, commissioning data, or system specifications—the better the final EPC output.
Assess internal and external lighting, noting fixture types, lamp efficiencies, lighting controls, automatic sensors, and any zoned usage patterns. Supplying lighting schedules or specifications is extremely helpful.
Review renewable technologies, such as solar PV, solar thermal, or other low-carbon systems.
Confirm building use, operational hours, and occupancy, as these directly influence energy modelling.
In addition to the physical survey, your diligent assessor will also check planning records and building control documentation to confirm construction dates, extensions, refurbishments, changes to the building fabric, or any other modifications that may affect the EPC.
All of the collected data is entered into SBEM or DSM modelling software to generate an energy rating from A to G. Once complete, the EPC is lodged on the official government register and is valid for 10 years unless significant alterations are made to the property.
A commercial EPC not only meets your legal requirements but also provides tailored recommendations to improve efficiency, reduce energy costs, and support long-term compliance with changing regulations.
