A Commercial Energy Performance Certificate (EPC) is produced after a thorough on-site assessment of your business premises by an accredited Non-Domestic Energy Assessor. Commercial EPCs are more detailed than domestic assessments and require a full understanding of how the building is constructed, serviced, and operated.

During the assessment, your assessor will:

  • Access all areas of the building, including plant rooms, service cupboards, basements, lofts, mezzanines, and crawl spaces. Full access is essential to gather accurate data.

  • Record the building fabric, including walls, floors, roofs, glazing specifications, insulation levels, and thermal elements. Any architectural drawings, floor plans, or build documentation you can provide will help ensure maximum accuracy.

  • Inspect all HVAC systems, such as boilers, chillers, air-conditioning units, ventilation systems, heat pumps, ductwork, and controls. The more information you can supply—service logs, manuals, commissioning data, or system specifications—the better the final EPC output.

  • Assess internal and external lighting, noting fixture types, lamp efficiencies, lighting controls, automatic sensors, and any zoned usage patterns. Supplying lighting schedules or specifications is extremely helpful.

  • Review renewable technologies, such as solar PV, solar thermal, or other low-carbon systems.

  • Confirm building use, operational hours, and occupancy, as these directly influence energy modelling.

In addition to the physical survey, your diligent assessor will also check planning records and building control documentation to confirm construction dates, extensions, refurbishments, changes to the building fabric, or any other modifications that may affect the EPC.

All of the collected data is entered into SBEM or DSM modelling software to generate an energy rating from A to G. Once complete, the EPC is lodged on the official government register and is valid for 10 years unless significant alterations are made to the property.
