Terms and Conditions
Welcome to www.bournemouthepcservice.co.uk. By accessing our website and using our services, you agree to be bound by the following terms and conditions. If you do not agree with any part of these terms, you must not use our website or services.
1. Services Offered
Bournemouth EPC Service provides Energy Performance Certificate (EPC) assessments for domestic and commercial properties within Bournemouth, Poole, and Christchurch areas. Services are subject to availability and may change over time.
2. Booking and Payment
Bookings for EPC assessments can be made through our website.
Full payment must be made at the time of booking via the payment methods available on our website.
You will receive a confirmation of your booking and payment via email.
3. Use of Website
This website is for your personal and non-commercial use only. You agree not to misuse the website or its content. Copyright, trademarks, and all other intellectual property rights in the website and its content are owned by or licensed to Bournemouth EPC Service.
4. EPC Pricing Policy
Domestic EPCs:
Prices quoted are based on standard construction properties and the number of bedrooms declared at the time of booking.
For the purposes of our pricing, a standard construction domestic property is typically a home of conventional brick/block or timber construction, with a standard roof, walls, and layout — without significant alterations or complexity.
It is often easier to define what falls outside this category. Properties may be considered non-standard construction (and therefore subject to additional charges) if they include any of the following:
Multiple or complex extensions
Property conversions (e.g. houses converted into flats or vice versa)
Extensive planning history or evidence of structural alterations
Large or non-standard basements or loft spaces in use
Unusual materials or construction methods (e.g. steel frame, glass walls)
Irregular layouts that significantly extend the time required to assess
Any non-standard construction or complex layouts may incur additional charges.
All rooms originally designed as bedrooms are counted, regardless of current use. In determining the original number of bedrooms, reference will be made to local authority planning records and the number of bedrooms listed at the property’s most recent sale. If, during the assessment, it is found that the actual number of bedrooms exceeds what was declared, an additional fee of £20 per bedroom will apply. In case of dispute, the above documents will serve as the final basis for determination.
The EPC will not be lodged until any additional fee has been paid.
If the customer chooses not to proceed with the additional charge, the appointment will be cancelled, and a fee will be applied in accordance with Section 5 – Cancellation Policy (equivalent to an on-site cancellation or missed appointment).
Commercial EPCs:
Prices are based on the total floor area in square meters as declared during the quote request.
If the assessor determines that the actual area exceeds the declared size, an additional charge will apply in accordance with the pricing per square meter as advertised on our website.
The EPC will not be lodged until the correct payment is received.
If the customer chooses not to accept the updated pricing, the appointment will be cancelled, and any prior payments will be retained to cover preliminary work and time allocated.
Travel Surcharge for Outlying Areas:
An additional £15 travel and fuel charge applies to assessments located in the following postcode areas due to extended travel time:
BH19: Swanage, Studland
BH20: Wareham, Sandford, Stoborough
BH21: Wimborne, Merley, Corfe Mullen
BH23: Christchurch, Highcliffe, Mudeford, Bransgore (where applicable distances of over 10 miles from office)
BH24: Ringwood
BH25: New Milton
DT11: Blandford Forum
SO41: Lymington, Milford on Sea
SP6: Fordingbridge
This fee is added to cover additional fuel costs and travel time.
4.1 EPC Relodgement Policy
If an EPC must be re-lodged due to inaccurate, incomplete, or misleading information provided by the customer regarding the property or its details (including, but not limited to, floor area, heating systems, insulation, or usage type), Bournemouth EPC Service reserves the right to charge a re-lodgement fee.
This fee will be determined at the discretion of Bournemouth EPC Service and may be up to 100% of the original EPC cost.
5. Cancellation Policy
Cancellations must be made at least 48 hours before the scheduled assessment.
A late cancellation fee of £50 applies if less than 48 hours’ notice is given.
If the assessor attends the site and the appointment is missed or cancelled on arrival, a call-out fee of £70 will apply.
For bespoke commercial EPC quotations, if a client cancels after instructing us in writing, the instruction fee is forfeited.

6. Disclaimer of Liability for Property Damage
All reasonable care will be taken during visits, but Bournemouth EPC Service and its advisors do not accept liability for accidental damage incurred during an assessment.
Clients agree to use the service at their own risk.
7. Intellectual Property
The content, layout, and design of this website are protected under UK intellectual property law and may not be reproduced without permission.
8. Governing Law
These terms are governed by UK law. Any disputes will be subject to the exclusive jurisdiction of UK courts.
9. Changes to Terms
Bournemouth EPC Service reserves the right to update these terms at any time. Continued use of the site implies acceptance of any changes.
